At a glance: One S&P 500 name reports today — Alexandria Real Estate Equities (ARE), after the close. It's the lightest session of the week; the calendar reloads hard tomorrow with a 52-name Tuesday led by AMD, Caterpillar and Merck.

The tape ahead

Alexandria Real Estate Equities (ARE) is the lone S&P print tonight, after the close, and the numbers already flag how unusual this quarter is: consensus GAAP EPS of $0.12 (a single estimate) compares with $2.10 last quarter and $0.48 a year ago — a sequential ratio of just 6%. Revenue consensus of $655.5M is essentially flat versus last quarter (100% of the prior print), so the swing is not a revenue story; it's the roll-off of the non-operating items (impairments, gains/losses on property sales) that make lab-REIT GAAP EPS lumpy from quarter to quarter, and that drove last quarter's outsized +1,360% surprise. The real debate is the same one that has dogged the stock all year: life-science lab demand. Alexandria has been absorbing a leasing slowdown and a still-elevated impairment cadence as the sector works through excess lab inventory, with occupancy guided toward the high-80s and same-store NOI declining; the print will be judged on whether leasing volume and renewal spreads are stabilizing or still eroding, and on any update to full-year guidance. Implied vs. realized is the sharpest signal in the table: the 9.2% implied move is priced more than 5x the 1.8% average realized move over the last eight prints, and the stock has only beaten 3 of those 8 (38% beat rate) — a straddle that looks rich unless the market is bracing for another headline impairment or guidance cut. Read-across: any commentary on tenant demand or sublease supply carries into other lab-heavy REIT and life-science real estate names as the group works through the same overbuild.
